Real Estate Council of B.C. suspends agents

The Real Estate Council of B.C. has suspended four agents after they entered into consent orders acknowledging that they committed professional misconduct. Richmond’s Alexander Hart, who is currently unlicensed, received a 60-day suspension after he negotiated a tenancy agreement that contradicted the provisions of the Residential Tenancy Act. Vancouver agent Norman Hin Sing Ho was suspended for 30 days as a result of his actions as the limited dual agent in a 2006 sale. Mehrzad (Mary) Fariborz Saleh was suspended for 21 days for her actions in the assignment and purchase of property in Coquitlam. Michelle Man-Wa Ng (Yu), who is currently unlicensed, was suspended for seven days for, among other things, withholding information in response to inquiries from the council. All four consent orders were posted on the council’s Web site on April 29.

There are agents out there who persist in showcasing themselves with SOLD signs over properties they had nothing to do with. One, whose office I telephoned--(and who expressed no bona fide interest) had a property on my street showcased as selling for $450 K--when that property had just sold for 800K (we've been here for 20 years).

This happens all of the time--must be hard to police--but should be done.
The biggest consumer fraud are misrepresentations. The largest complaints to US are --- typical -- on sale loss leaders that aren't there (The captive consumer con)--which makes folks drive to place--and become trapped (utility of time). Usually these environmental pigs of newspaper inserts--which I would tax--based on specific numbers of papers dumped (which has to be provided by law).

The most dangerous -- other than major swindles of course--is this false advertising in real estate. The agent takes properties that have sold--in areas that may be considered viable to a potential buyer -- inducing the buyer (or other sellers) to call up and say --hey dude can I see this house on Beautiful Street? -- Ya know that house isn't available anymore--how much were you looking to spend?----Wellll we do have a nice property on Toilet Street you might like---shall we arrange to see it?

Cons -- cons and more cons. This has to be fixed even suspension of license permanently on FIRST offence is the penalty.
