Vancouver is a ghost town! The problem isn't immigration. It's allowing foreigners to buy properties without living here.

It's both. The lack of housing is exacerbated by immigration, but we'd still be in Condo Land due to immigration even if foreign money were not a factor.

The problem is we don't have enough space to build enough detached homes for the current population. So if you think condo land is a problem, that's due to immigration, not due to global finance; if you think being unable to afford even a concrete skybox is a problem, that is party due to global capital. But the removal of single family homes as the "standard way of life" for our people is due to immigration policy.

Housing prices isn't the only thing. Canada has an aging population and low birth rates. We soon won't have enough working population to support senior pensions, health care professionals, etc. On the other hand, we do have a lot of sparsely populated land, which is one of the reasons the cost of doing business here is more expensive than in the USA. So, we're not overpopulated. It's simply that the high concentration in urban areas is causing housing prices in these areas to rise. If we could redistribute population more evenly, this wouldn't be a problem: prices would rise a little but would be compensated by higher wages that come from increased business activity and demand from a larger population.

End all immigration from China now!

Canada has lots of land "in theory" but much of it is not usable without massive investment.

This defense comes up whenever overpopulation and infrastructure is discussed, that "we're not overpopulated, all it will take is X," with X being some sort of expensive, multi-year project.

Vancouver is certainly overpopulated compared with 1960; it's why we have people living in concrete boxes. I mean, part of this is definitional, what defines "overpopulated," and I say it is when people have to abandon their traditional way of life---that's not something that applies only to aboriginal people, the traditional way of life for _all Canadians_ prior to the development of these concrete towers was to live in detached homes with some enclosing land.

As for your talk about a tax base, no nation in the history of the world has survived with its dignity intact by importing people to provide a tax base, why not provide incentives for natives to have children? I know plenty of late 20s early 30s people who would ahve kids, the reason they aren't is because there's no government support and it's too expensive.

Canada is underpopulated but the world as a whole (and some countries already are) is going to be overpopulated soon. We don't need to procreate more. The solution is adoption or let people immigrate from overpopulated countries to underpopulated ones.

The "world as a whole" is not the issue, people are not interchangeable cogs.

We need Canada for Canadians---and that's not racist, it might be nationalist, but the other thing is, the postcolonial narrative says this is all Indian land, so how is the Crown Government able to bring in millions of foreigners? I don't think the Indians have agreed to that, nor would they, if they had any sense.

Do some damn research. Most of the empty homes are owned by local white investors cashing in. Some are owned by folks in other places, but not most of them. Immigration is not the problem. Property developers buying our politicians is, along with crap lack of laws and regulations.

But the rich folks owing the properties would sure prefer if immigrants and working folks would fight amongst ourselves instead of looking at them.

It's not about race, it's about money.

(Side note - no, urban density is not the problem, transaction costs as a concept are burdened by huge measurement problems; none of this is housing supply or space related. There's enough housing for everyone, it's just sitting empty as some kind of hedge fund of tomorrow for les riches)

So, it's not that we have too little housing, it's that we have a free market land title system, and if only we could implement, for example, some sort of compulsory use policy, everything would be fine.

We cannot get rid of our free market in land use.
We can get rid of immigration.
One is integral to our identity.
One comes and goes, in a sane society according to economic need, not the ridiculous moralism we're fed today.
