Animals are so wonderful

If you own property in Vancouver, consider allowing pets. I can't find housing for me and my dog and my cat. My pets make me a better person, they make me accountable and reliable and they get me through these hard times. I love them more than anything or anyone. I have an idea that there could be a database of all the pets in the city and you can register your pet and it can be viewed by the public and potential landlords. Landlords could also report damage or behavioral issues which could be added to the database and viewed publicly. This way pet owners will have to be accountable for the actions of their pets. And good pet owners can have documentation proving that their animals will not be a problem. Maybe more landlords would allow pets in their rentals if there was a way they could confirm that your dog is a good boy.

I think the law should be changed to prevent building owners from automatically putting a no pet policy on their property. Let pets be judged on a case by case basis and let common sense and good judgment prevail. Pet owners could be asked to pay a larger safety deposit in the case of damage caused by their pet. I'm pretty sure small children do more damage to an apt than many pets and yet we don't allow a no children policy to be allowed.

Why don't you raise a fund so that landlords whose property is damaged can get the funds to make repairs? Then the neighbours putting up with the noise and shit can file for grievance funding? Then you can have those with epipens able to get those funds for the insane price of a two-pack. No? Didn't think so. Love them all you like, get your own place and you can keep them too. Rent mine, and no.

There’s already a pet damage deposit required. Since most rental units are so expensive now, the odds that any pet is really going to cause 1/2 month’s rent is minimal. Let’s face it, there are so many legal remedies in place for landlords or condos when it comes to managing pets, that there really is no good read any longer for virtually every rental unit to state “no pets”! Don’t bother using the tried-and-true “allergy” excuse either: the tiny percentage of the population who are truly allergic to pets so much so that even having one walk by or living a floor above is minuscule. Certainly not a legitimate reason for not allowing pets. If a tenant is willing and able to pay a full month of rent in advance so that they can have their pet, then that should definitely be sufficient.

I bought a new condo and the dog next door barks for hours....I have no problem with pets but please have some courtesy towards your neighbors and get them proper training.

Pets increase the chance of damage to your property (and anyone who says a half months rent will cover pet damages hasn’t seen what claws or worse URINE can do to wood flooring or had to fix that), increase the odds of having to extra clean when the tenant leaves (I’ve had to wash cat hair off of walls, boy it REALLY sticks to oil-based paint) plus the fact that the pet smell lingers no matter how much of that odor powder you vacuum up in the carpet, and if your tenant’s dog bites someone, they can sue the homeowner’s insurance even though it’s not the homeowner’s dog! As a landlord there is no upside to allowing pets, just more risk.

A lot of apartment buildings in Vancouver do not allow pets. It's not just the owner's preference. Or if they do allow pets they have size restrictions. Vancouver is not renter friendly to pets. I don't think this will change.
