They are the lowest life form of landlords. They have little regard for their tenants health or well being and only care about their "investment". They shouldn't be allowed to thrive, but like cockroaches they scuttle around the system and they don't go away. Be wary, any unsuspecting tenants. The warning signs are: accepting money without asking any questions, not filling out an inspection report or a tenancy agreement and no background checks. In a city that is desperate for vacancies on housing, these type of landlords continue to exist and tenants put themselves at risk of being taken advantage of and abused by greedy, lowlife excuses for human beings.

In 15 min I'm leaving to file the second part of my dispute to my landlord. It's insane what they want me to do evidence wise...but it makes complete sense when you think about it. My advice...if you're gathering evidence...don't wait until the end to organize it. Do it as you go...It will save you so much time and stress.

I’ve been successful with two RTB claims. Absolutely you have to present yourself very professionally and make sure to do everything exactly as it’s laid out in the Act. Any time you have any type of issue with your landlord, document it thoroughly with dates, details, photos, whatever. Keep a file with all of your paperwork dealing with your unit. As for the time when you’re actually agreeing to rent a place, it’s your responsibility as well to make sure that you do it by the book, by not giving any money until the proper agreement is signed and you’ve done a full inspection when you move in and when you move out. If you don’t do your part, then you won’t have a leg to stand on if you get into a dispute situation.

As a former landlord, I will say this about my experience with tenants.
Many paid thier rent late, some not at all.
Those that were evicted for non rent payment or criminal activity (grow ops and drub labs) or those that simply abandoned their rental until, left units full of garbage and/or their contents.
The landlord is responsible for the safe storage of valuables left in a rental.
Cleanup, storage of tenants belongings and costs to advance eviction of problem tenants drove me out of the rental business.
This is not all one sided. Some landlords lack compassion and care littlw for their properties while some are awesome.
The same is true for tenants. Some destroy decent rental units and others take care of their living space and are reaponsible.
Tenants can be wonderful but they can also ruin an investment and cause landlords to give up.

Have a little sympathy for those who are struggling more in life then you. Everybody's situations are different. People who are marginalized cannot just easily find another place to call home, this includes those with disabilities, low income or seniors and indigenous peoples. Maybe try listening more to the plight of others, instead of flinging your words around. Thanks.
