Tell them ASAP! No one wants to be deceived and the sooner the truth is told, the sooner the person can heal.

Couldn’t agree more.
I told a buddy his wife was cheating and he’s happy now with a wonderful lady.
And yes, he thanked me when I told him.

Tell them

I bet they already know but confirmation would help them move on, cause I'm sure the cheater is lying about everything.
Cheaters never like to admit they have done anything wrong..
Makes them look bad.
Get the shit storm brewing!

Be as empathetic and kind as you can when you tell them. Have proof, if at all possible. I have been the bearer of such news in the past, on four separate occasions, and on three of those occasions the person receiving the news did not believe me, and treated me like the a-hole. Seriously, try searching Google or Reddit for "should I tell my friend their partner is cheating"; you will see tons of stories where the messenger was figuratively "shot".

Have proof, or someway to convince the person beyond a shadow of a doubt.

North Americans take infidelity too serious. According to a 2014 Pew study, five out of six Americans say that extramarital sex is morally unacceptable. It's time for couples to get more realistic about the viability of long-term-relationships. Adults in North America have an infantile view of long-term-relationships. They behave like junior high school students even though they're adults in a marriage with mortgage etc... We all run around trying get laid in or 20's and then get married and are expected to have sex with the same person for 40 years? Acknowledge this mentality is rooted in a puritanical Christian values dating back to the crack-pots that arrived on the Mayflower and things will get easier. There are far worse things than infidelity in this world. Get a world view. The act of infidelity might be the thing that keeps a person from loosing their minds while working 40 hours a work, raising a child and paying the mortgage. It's comparable to a 2 week holiday someplace warm and exotic. It'll put a spring in your step and keep things positive in the house hold.

Someone is jealous they aren't getting laid.
In my experience those people rat the most when it's none of their business
