Luxury condos to replace townhouse rentals near Vancouver’s English Bay

      A new high-end condo development has been proposed close to English Bay in Vancouver.

      The six-storey project will replace townhouse rentals currently at the corner of Harwood and Nicola streets.

      Located a block away from the beach, the West End development will have one condo unit for each of the first five floors.

      The sixth floor will be used as an amenity space for all condo owners. It will also have a guest room.

      According to the development application filed by Cornerstone Architecture, all of the five condo units will have three bedrooms and large outdoor balconies.

      There are currently four two-storey townhouse rentals at the site at 1509-1533 Harwood Street.

      If approved by the City of Vancouver, the luxury condo development will have 1289 Nicola Street as its new address.

      The project has attracted opposition online, through a site called fight1289nicola.com.

      “Why not insist on more practical units for West End residents including rental and low income housing?” the site asked.

      It also cited the “severe” impacts of the project on the neighbourhood.

      “The proposed building will be above current height restrictions, will encroach closer to sidewalk than current bylaws allow and will have a higher population density than current bylaws allow,” according to the site.

      The site also pointed to the effect of the development on a neighbouring strata building at 1279 Nicola Street

      “The proposed building will not only block views but also completely block the light falling on many of suites,” according to fight1289nicola.com.
