Imperial Oil has cleaned up the property, and it’s again ready for use.
A development application has been filed with the City of Vancouver for the former location of an Esso gas service station at 452 East Broadway.
A previous sales listing for the lot stated that Imperial Oil has conducted environmental remediation work on the site.
A group of companies is proposing a four-storey mixed-use building, with 61 condo units on top of ground-level retail.
The consortium is made up of Hudson, Caulfield Rock, and PortLiving.
PortLiving has been busy in the neighbourhood, with projects at 589, 630, and 702 East Broadway.
Caulfield Rock noted on its website that the Mount Pleasant property is a few blocks away from Main Street and East Broadway, where a future subway station is planned.
Studio suites make up most of the residential component of the project, with 41 units. Two-bedroom units number 14, and one-bedroom units, six.
“We have endeavored to create a mix of units that will appeal to a range of owners; smaller more affordable studios, and larger family units with a variety of sizes,” according to the project’s design rationale.
Currently vacant, the development site is on the southeast corner of East Broadway and Guelph Street.
