East Vancouver lot assembly pre-zoned for four-storey building selling for $15 million

      Developers who don’t want to go through the hoops of rezoning may want to look up this East Vancouver site.

      It’s a lot assembly with five detached homes on Nanaimo Street, a block south of East Broadway.

      The area has been pre-zoned for mixed-use development, thanks to the Grandview-Woodland Community Plan that was approved by city council in July 2016.

      That means that anyone who buys the properties at 2607-2671 Nanaimo Street can build a four-storey building, with commercial uses on ground level and residential on the upper floors.

      According to a listing by the Goodman Commercial Inc., development approval is expected to be “relatively quick” because the zoning is already in place.

      The listing price is $15 million.

      “The neighbourhood is considered an excellent multi-family location due to its proximity to transportation and local amenities along East Broadway and Commercial Drive,” the Goodman Commercial Inc. listing states.

      It’s about 10 minutes away by foot from the Commercial-Broadway Station of SkyTrain.

      The listing also notes that the site is a “few minutes’ walk to a full range of shopping, recreation, theatre, entertainment facilities, trendy cafes and restaurants and minutes from Downtown Vancouver”.
