A total of 89 new rental homes are planned at a spare car lot of a long-time Volkswagen dealer in Vancouver.

Strand Development has filed a rezoning application for the site at the northwest corner of Main Street and East 32nd Avenue.

The site is currently an overflow parking lot by Clarkdale Volkswagen.

The family-owned Volkswagen dealer has its main office and car lot nearby at Main Street and East 30th Avenue.

Plans submitted to the City of Vancouver indicate a future restaurant and retail at the ground floor of the project at 4745-4795 Main Street.

Market rental homes consisting of 16 studios, 42 one bedroom units, 25 two bedrooms, and six three bedrooms will be on levels two to six.

The project’s design rationale notes that the site is “anomalous in that the existing use as a surface parking lot disrupts the continuous band of commercial uses at grade extending to the south and to the north along Main Street”.

According to the design document, the project will provide “street fronting commercial uses” in order to “strengthen the shopping area along Main Street between East 16th Avenue and East 33rd Avenue”.
