Buyer pays more than $1.3 million for East Vancouver property in “very poor condition”

      The furnace is not working at this East Vancouver home, and the garage and back stairs are unsafe to use.

      As the listing for 852 East Georgia Street states, the house is in “very poor condition”.

      “No access,” the listing also notes, as it may be too risky inside the two-storey residence with basement.

      With the home built in 1905, the property came on the market as “sold as lot value only”.

      Listed by Royal LePage Westside on October 7 for $1,425,900, the property spent seven days on the market.

      It sold on October 14 for $1,345,000.

      The property has a 2021 assessed value of $1,567,000, which means that the listing and sold prices were below the assessment.

      A new home is most likely going to be developed at the site.

      The Stathcona area lot has a frontage of 25 feet, which is less than the standard 33 feet. 

      The sale was tracked by real-estate information sites Zealty.ca and fisherly.com.

      The two-storey home with basement was built in 1905.
