      All four homes are in “good condition”.

      In fact, each one is a “great mortgage helper”.

      But this is not the main selling point in the listing for the four single-family houses next to B.C. Children’s Hospital on the west side of Vancouver.

      Pitched for “developers” and “investors”, the lots form a land assembly for a new development under the Phase 3 of the city’s Cambie Corridor Plan.

      “If you're smart buyers, ACT NOW!” the listing urged.

      Phase 3 of the Cambie Corridor Plan was approved by the previous Vancouver city council in 2018.

      This particular phase of the plan calls for the transformation of detached-home properties into townhouses and low-rise apartment buildings.

      “True rare opportunity for investment or development in prestigious Westside!!” the listing declared.

      The properties are the corner lot at 4375 Willow Street, 817 West 28th Avenue, 827 West 28th Avenue, and 837 West 28th Avenue.

      The four properties sold for a combined $15,803,200 in a sale reported on January 4, 2022.

      In particular, 4375 Willow Street, $4,210,000; 817 West 28th Avenue, $3,864,600; 827 West 28th Avenue, $3,864,000; and 837 West 28th Avenue, $3,864,600.

      The transformation of neighbourhoods on and near Cambie Street from West 16th Avenue to the Fraser River is a legacy of the 2010 Winter Olympics.

      The plan was spurred by the development of the Canada Line rapid transit project.

      Canada Line opened in 2009, and the Cambie Corridor Plan was approved by city council in 2011.

      This nine-bedroom home at 4375 Willow Street sold for $4,210,000.
      The home at 817 West 28th Avenue has two bedrooms, and it went for $3,864,600.
      This three-bedroom home at 827 West 28th Avenue sold for $3,864,000.
      The detached home at 837 West 28th Avenue features four bedrooms, and the owner sold it for $3,864,600.
