      The listing didn’t need a lot of words.

      “Welcome to the cutest West Van cottage,” Oakwyn Realty started the marketing pitch for 5720 Marine Drive.

      It was for 943-square-foot cottage built in 1944.

      The one-bedroom home sits on an “incredibly private” location that “sits well back” from Marine Drive on a 9,600-square-foot lot.

      It’s near Eagle Harbour Marina.

      “Skylights fill the home with great light. Warm up with the gas fireplace and enjoy your 743 SF [square feet] of decks.”

      And just like that, the listing went up on November 15 with an asking price of $1,499,000.

      The West Vancouver property has a 2021 assessed value of $1,313,600.

      It sold six days later on November 21 over the original price for $1,509,000.
