Public hearing scheduled for project in hot rental-development zone along Kingsway

      The Cambie corridor may still be the most active development area in the Vancouver. But there are also several projects in the works along Kingsway.

      One of them, at 1247 Kingsway, will go to a public hearing on September 15.

      Tatia Developments Ltd. has applied to rezone the property to allow for a six-storey mixed-use building with 31 secured rental housing units.

      Council will consider the 1247 Kingsway application under the Secured Market Rental Housing Policy, also known as Rental 100.

      Located on the northern side of Kingsway between Inverness Street and Clark Drive, the proposed project is about one kilometre west of Sir Charles Tupper secondary school.

      "There are two similar six-storey rezoning projects in the immediate vicinity of the site," a city staff report states. "Adjacent to the site at 1265-1281 Kingsway is a secured market rental project which is currently in review. While at 1303 Kingsway and 3728 Clark Drive there is an approved secured market rental project."

      The application qualifies for a development cost levy waiver, according to the report.

      The proposed building at 1247 Kingsway would be just over two blocks up the street from 1001 Kingsway, where the Vancouver Affordable Housing Agency and the nonprofit Community Land Trust hope to construct a 12-story building with 88 social-housing units. They plan to meet Passive House certification and use mass-timber components along with prefabrication.

      On July 7, council approved a rezoning application for 131 secured rentals at 1111-1123 Kingsway under the Moderate Income Rental Housing Pilot Program.

      Two years ago, council approved another project for 50 secured market rental units at 855 Kingsway.

      Just across the street, there's an application for a six-storey mixed-use building with 108 secured market residential units at 810 Kingsway.
