Rosemont Manor may be Vancouver’s most affordable condo building, with sales averaging $270,000 a unit

      Vancouver house hunters with a tight budget may want to check out this condo building.

      Rosemont Manor might just be the most affordable place to buy in the city.

      Based on tracking by the real-estate information site fisherly.com, sales at the Mount Pleasant-area building have averaged less than $300,000 in the last two years.

      The latest sale happened on January 15 this year, when Unit 205, a 478-square-foot home, sold for $275,000.

      Blu Realty listed the place on December 10, 2020 for $305,500.

      The listing was updated on January 15, with a reduced price of $298,500. A buyer came forward on the same day with a purchase price of $275,000.

      Fisherly.com counts four sales starting from 2019, including the latest one.

      The average price of the sales comes to $270,750.

      Rosemont Manor is three-level development at 36 East 14th Avenue.

      Prospective buyers should note that the title to the properties is leasehold pre-paid strata.

      This means that this is a strata property where the lease has been paid in advance.

      In the case of Unit 205, the lease has been paid until 2073.

      According to the B.C. Condos & Homes site, Rosemont Manor was built in 1971.

      Located west of Main Street, the building has 54 units.
