Vancouver real estate: seller of $15.8 million mansion offers $100,000 bonus to buyer’s realtor, on top of commission

      A big payday awaits a realtor who can bring in a buyer to purchase a $15,880,000 mansion in Vancouver.

      The seller of the Kerrisdale property is offering a bonus of $100,000 on top of commission.

      The commission for the buyer’s agent is 3.255 percent for the first $100,000, and 1.1625 percent on the balance.

      This means that the commission for the purchaser’s realtor amounts to at least $186,697.

      With the $100,000 bonus, the agent gets to earn a total of at least $286,697.

      It’s a lot of money from a single transaction, but only if the property at 6255 Cedarhurst Street sells.

      The property was listed on the market by Amex Broadway West Realty on September 9, 2020.

      Details about the listing, including commission and bonus, are found in real-estate information site Zealty.ca.

      The online site is owned and operated by Holywell Properties.

      In an interview, Adam Major, managing broker of Holywell Properties, told the Straight by phone that bonuses are often offered by sellers of high-priced properties.

      According to Major, bonuses are an indication of a seller’s motivation to market a property.

      In addition, Major said that it’s a piece of information that buyers should also be aware of.

      “Buyers may want to know if their agent is taking them to a property where a bonus is offered,” Major said.

      The eight-bedroom mansion features eight bedrooms and 11 baths.

      The house sits on a half-acre lot.

      Amenities include an indoor swimming pool, a wine bar, and media room.

      The property’s 2020 assessment as of July 1, 2019 totals $14,907,000.
