      One interesting deal before 2021 closed involved a special house on the west side of Vancouver.

      As the Sutton Group-West Coast Realty listing noted, it’s a “rare character” home located in the neighbourhood of Point Grey.

      A major attraction of 4167 West 11th Avenue is the size.

      It’s a “thin house”.

      The small home has a living area of 974 square feet.

      However, it sits on a regular or full-sized lot, which means the land has a frontage of 33 feet and depth of 122 feet.

      “This solidly built and well maintained ‘Little Red House’ is surrounded by lush, landscaped garden and it feels like a tranquil country home in a city,” stated the listing for 4167 West 11th Avenue.

      The two-storey residence features two beds, two baths, and one kitchen.

      In addition, the “living room has floor to ceiling and wall to wall bookshelves for book lovers to read books by the wood burning fireplace”.

      There’s another interesting thing about this little red house.

      “The most unique feature of this property is it occupies two lots with separate titles, offering immerse potential to build another thin house, add a laneway house or build a bigger home,” the listing noted.

      The Point Grey home came on the market on November 15, 2021 with an asking price of $2,650,000.

      It sold on December 30 for $2,642,000.

      Per B.C. Assessment, the property has a 2022 valuation of $2,868,000.

      That’s broken down into land, $2,677,000, and the tiny home built in 1988, $191,000.

      B.C. Assessment records show that the property was last sold on February 6, 2020 for $2.3 million.

      A previous listing found on the site of realtor Jennifer Sanderson of Macdonald Realty provides a bit more history about 4167 West 11th Avenue.

      The account related that the thin house was “originally built on the east side 16.5 foot lot”.

      Then “later the west 16.5 foot lot was purchased by the owner to create a full 33 foot lot”.
