Investor pays over $2.1 million for unlivable Vancouver home with “sustained smoke and water damage”

      As the listing states, this home on the West Side of Vancouver is “not livable”.

      The 91-year-old residence with four bedrooms and two baths has “sustained smoke and water damage”.

      But 6408 Vine Street is good to “hold for investment”.

      The 33- by 125.6-foot lot would be ideal to “build your dream home”.

      The property is on a “beautiful tree lined” street near West Boulevard and West 49th Street.

      It’s in the “prime” neighbourhood of Kerrisdale.

      Based on tracking by real-estate site Zealty.ca, 6408 Vine Street was listed on the market on October 25.

      The asking price was $1,680,000, which was below the 2021 assessment.

      It has a 2021 assessed value of $1,958,300.

      After 11 days, a buyer came forward and offered a price over asking.

      On November 5, the property with an unlivable home sold for $2,150,000.

      Zealty notes that the purchase was 28 percent over the asking price of 6408 Vine Street.
